ARMORY ALMANAC

Reports — the record, forwardable

A report is a branded, forwardable page on one place — a town, a neighbourhood or a corridor — or one parcel: the public record gathered and printed, every number with its source, nothing opined.

Produced, not sold. These are produced by the composer like every other page and printed to PDF; nothing is collected here — no form, no email, no account.

What a report holds

A place report gathers the area at a glance — usable home sales with the median and price per square foot, sales by year, construction permits and demolitions, planned projects, the certified assessment ratio and corridor, the zoning districts on file (cited and linked), constraint facts where the store holds them — then what changed in the last three complete months and the ten newest dated records. A parcel report is the certified Chapter 123 test with the comparable usable sales a County Board would look at. Facts only; what the record says, never a determination; owner names never.

How the numbers are made

Every figure in a report follows the same rules as the rest of the site. See the methodology & sources — the usable-sale rule, the certified ratio, and the full source list with as-of dates.
